Where Concrete Matters Most on Your Property

Concrete plays a major role in how a commercial property functions every day. It affects how people enter buildings, move through the site, access public areas, load materials, and navigate high-traffic spaces safely.

Sidewalks and Walkways

Sidewalks and walkways need to be even, durable, and easy to navigate. Cracked panels, shifting sections, and abrupt transitions can create trip hazards and make the property look poorly maintained.

Curbs and Gutters

Curbs and gutters help define traffic flow, support drainage, protect landscaped areas, and improve the overall appearance of a site. Damaged curb lines can affect both function and presentation.

ADA Ramps and Entrances

Accessible routes at entrances, crossings, and walkways need to be built correctly and consistently. These areas matter for both daily usability and project compliance.

Dumpster Pads and Loading Areas

Dumpster pads, loading docks, and loading areas take repeated heavy use. These spaces often need concrete that is built for more abuse than standard pedestrian areas.

Panels, Transitions, and Trip Hazards

In many cases, the problem is not the entire area but one or two failed sections. Replacing isolated panels or correcting uneven transitions can improve safety without expanding the job unnecessarily.

Safety, Accessibility, and Curb Appeal

Most commercial concrete problems affect a property in three important ways.

Safety

Uneven panels, broken edges, surface deterioration, and abrupt changes in elevation can create trip hazards for tenants, employees, customers, visitors, and maintenance teams.

Accessibility

Concrete around ramps, sidewalks, entrances, and public-facing routes needs to support safe transitions and consistent access across the property.

Curb Appeal

Concrete is one of the most visible parts of a commercial site. Clean, consistent surfaces around entrances, sidewalks, and service areas help a property look better maintained and more professional.

Repair vs Replace – How We Decide

One of the most common questions property managers ask is whether a concrete issue can be repaired or whether full replacement is the better choice.

The answer depends on the condition of the concrete, the extent of the damage, the use of the area, and whether the issue is isolated or recurring.

When Repair May Be Enough

Repair may be the right option when:

  • Damage is limited to a small section
  • One or a few panels are affected
  • Surface wear is present but surrounding
  • Concrete is still stable
  • The goal is to remove a trip hazard or restore a localized area
  • The broader installation is still serviceable

When Replacement May Be Needed

Replacement may be the better option when:

  • Concrete is heaving or shifting significantly
  • Cracking is widespread or recurring
  • The slab has structural failure
  • Multiple adjacent panels are failing
  • The area needs updated layout or access improvements
  • Isolated patching would not solve the underlying issue

Our job is to walk the site, explain what we see, and help you understand the options. Property managers should feel guided, not pushed into a larger scope than the site actually needs.

ADA Ramps, Public Sidewalks, and Compliance

ADA-related concrete work requires a responsible and disciplined approach.

For ADA ramps, entrances, and public sidewalk projects, Professional Pavement Services follows engineered drawings and project plans. This is especially important for municipal work, public-facing infrastructure, and sites where compliance and accessibility requirements matter.

We do not guess or improvise ADA compliance in the field. Our role is to build according to the design, specifications, and project requirements so the finished work aligns with the intended standards.

That approach gives property teams, municipalities, and engineers confidence that the work is being performed with the seriousness these projects require.

Professional Pavement Services works with commercial and public-sector clients who need concrete work around active sites and occupied properties.

Why Commercial Clients Choose Professional Pavement Services

Commercial clients need more than a crew that can pour concrete. They need a contractor who understands active properties, communicates clearly, and takes safety seriously.

Our Commercial Concrete Process

Every project is different, but the process should feel clear and organized from the beginning.

1. Site Assessment

We walk the property, review the problem areas, evaluate access and usage, and identify whether the issues are isolated, surface-level, or more structural.

2. Scope Recommendation

Based on site conditions, we recommend the most practical next step, whether that is targeted repair, panel replacement, trip hazard removal, or broader replacement in a defined area.

3. Demolition and Removal

If damaged concrete needs to be removed, we demo the failed sections and prepare the site for replacement.

4. Base Preparation and Forming

A stable installation starts with proper prep. We prepare the base, set forms, and get the area ready for new concrete placement.

5. Pouring and Finishing

Concrete is poured and finished based on the project type and intended use, whether it involves sidewalks, curbs, ramps, entrances, loading areas, or service zones.

6. Cure and Reopen

After placement, the concrete needs proper curing time before the area returns to service. We communicate access expectations and reopening guidance based on the project scope.

Additional Commercial Concrete Work

Depending on the property and project scope, commercial concrete work may also include:

  • Entrance concrete
  • Steps
  • Commercial and
  • Industrial floors
  • Utility pads
  • Bollards
  • Catch basins
  • Parking stops
  • Related small-area concrete improvements around buildings and site features

I signed up to have my driveway sealed on August 23. As of November 7, I'm still waiting despite being assured on September 23 and October 13 they would take care of it.

Update 1: They reached out to me, apoligized, and promised to take care of my driveway in the spring.

Update 2: they sealed my driveway on Nov 14.

We love our paved driveway! The kids enjoy playing on it, the rain runs off as it should and its been holding up great. I recall the crew worked extra hard to bridge it properly withe the street and sidewalks and even brought in more base where they needed to. Solid effort. Good to work with. No change orders. Did what they said they would do.
