Commercial Asphalt Pothole Repairs in Columbus, OH

Asphalt Paving

Providing a full range of Commercial & Residential Asphalt Paving Services Including New Installation, Replacement, Repairs, Maintenance, & More.

A single pothole can undo months of good upkeep in about ten seconds, whether it is a delivery truck’s tire dropping into it or a customer twisting an ankle on the way to the door. Professional Pavement Services repairs commercial asphalt potholes across Columbus and the surrounding Central Ohio market, and we choose the patching method based on the size, depth, and root cause of the damage instead of reaching for the same fix every time. As a one-stop property partner, we pair pothole repair with seal coating, striping, and ongoing maintenance so property owners and managers are not juggling separate vendors for one parking lot.

Most property managers do not have the time, or the reason, to figure out why the same spot keeps breaking down every winter. That part is our job. Our technicians look for the underlying cause before they patch anything, so the repair holds instead of reopening a few months later. The result is a lot that looks maintained, drives smoothly, and does not put visitors or employees at risk.

Why Potholes Form in Commercial Lots and Drives

Potholes typically start as small surface cracks that let water into the base layer beneath the asphalt. During a Central Ohio winter, that trapped water freezes and expands, pushing the pavement apart from below and creating a weak spot. Heavy delivery trucks, dumpsters, and daily commercial traffic then break through that weak spot, turning a hairline crack into a full pothole within a few freeze-thaw cycles. Lots that have gone without seal coating for several years are especially prone to this pattern, since the surface has lost the flexibility it needs to resist cracking. The Federal Highway Administration lists this same freeze-thaw cycle as one of the leading causes of pavement deterioration in colder climates, which matches what we see on commercial lots throughout the region.

Patching Methods We Use

Not every pothole calls for the same fix. Our technicians choose between three repair methods depending on the size of the pothole, how deep the damage runs, and the time of year the repair is needed.

Cold Patch Repairs

Cold patch is a fast, temporary repair that works well for small, isolated potholes or for emergencies where a hazard needs to be addressed right away. It is also the practical choice during winter months when hot mix asphalt plants have limited or no availability. Cold patch buys time and reduces liability until conditions allow for a permanent hot mix or full depth repair.

Hot Mix Patching

Hot mix patching is the standard, durable repair for most moderate commercial potholes. The damaged asphalt is cut out and removed down to a sound base, the area is cleaned and prepped, and fresh hot-mix asphalt is placed and compacted to match the surrounding grade. This method holds up well under daily commercial traffic and is the most common repair we perform on parking lots and drive lanes.

Full Depth Repair

When the subgrade or base beneath the asphalt has failed, patching the surface alone will not solve the problem. Full depth repair involves excavating the area completely, repairing or replacing the base material, and installing new asphalt from the ground up. This is the right call for spots where potholes keep coming back in the same location despite previous patching, since it addresses the structural cause rather than the surface symptom.

The Cost of Ignoring Recurring Potholes

A pothole in a commercial parking lot is not just a cosmetic issue. It creates a real trip-and-fall and vehicle damage liability for property owners and managers, and it is often one of the first things a customer, tenant, or visitor notices about a property. Deferred pothole repair also tends to get more expensive over time, since a small patchable area can grow into a section that needs full depth repair or a broader resurfacing project. Addressing pothole damage promptly protects both the safety of the lot and the long-term condition of the pavement underneath it. If a lot is showing wear beyond potholes alone, our parking lot repair team can take a broader look at what the surface needs.

Maintenance Contracts for Ongoing Pothole Prevention

Properties that deal with the same pothole trouble spots year after year usually save money by moving from reactive, one-off repair calls to a scheduled maintenance contract. A maintenance plan can pair routine inspections, seal coating, and patching with the other exterior services a property already relies on, including striping and snow removal, under one dependable point of contact. That structure fits how Professional Pavement Services works as a one-stop property partner across paving, concrete, landscaping, snow, and cleaning, so a property manager is not coordinating separate vendors for each piece of exterior upkeep.

Potholes do not heal themselves, and waiting almost always costs more than fixing the problem now. Whether a lot needs one patch or a full maintenance plan built around it, we will look at the actual damage before we tell you what it needs, not just throw asphalt at it and hope it holds. I signed up to have my driveway sealed on August 23. As of November 7, I'm still waiting despite being assured on September 23 and October 13 they would take care of it.

Update 1: They reached out to me, apoligized, and promised to take care of my driveway in the spring.

Update 2: they sealed my driveway on Nov 14.

We love our paved driveway! The kids enjoy playing on it, the rain runs off as it should and its been holding up great. I recall the crew worked extra hard to bridge it properly withe the street and sidewalks and even brought in more base where they needed to. Solid effort. Good to work with. No change orders. Did what they said they would do.
