Asphalt Crack Sealing Services in Central Ohio

Asphalt Paving

Providing a full range of Commercial & Residential Asphalt Paving Services Including New Installation, Replacement, Repairs, Maintenance, & More.

A crack in your asphalt is not just a cosmetic problem. It is an open channel for water to reach the base layer of your pavement, and once water gets into the base, the damage compounds quickly. Every Ohio freeze-thaw cycle forces that water deeper, expands the crack, and accelerates the deterioration of the surrounding surface. What starts as a hairline fracture becomes a pothole. What starts as a pothole becomes a resurfacing project. What starts as a resurfacing project becomes a full reconstruction if the base fails.

Crack sealing is how you stop that process before it reaches the expensive stages. Professional Pavement Services provides commercial and residential asphalt crack sealing throughout Central Ohio, using hot-applied sealant that bonds to the crack walls, stays flexible through temperature changes, and keeps water out of the pavement structure for years. It is one of the most cost-effective maintenance investments available for any paved surface, and it works best when it is done before the damage spreads.

Why Crack Sealing Is the Most Cost-Effective Asphalt Maintenance Step

The math on crack sealing is straightforward. Sealing a crack costs a fraction of what patching a pothole costs, and patching a pothole costs a fraction of what resurfacing a parking lot costs. Every stage of asphalt deterioration is more expensive to address than the one before it, which means every year a crack goes unsealed moves the property owner closer to a larger, more disruptive, and more expensive repair.

The Federal Highway Administration’s Asphalt Pavement Preservation program identifies preservation techniques as the most effective approach to extending asphalt pavement life — with the clear principle that timely, low-cost treatments applied before deterioration advances are what keep pavement performing and budgets under control. Crack sealing is the clearest example of that principle in practice. A small intervention at the right time prevents a large and avoidable expense later.

For property managers overseeing commercial lots, this has a direct impact on budget planning. A consistent crack sealing schedule as part of a broader asphalt maintenance program extends the viable service life of a parking lot significantly, delays the need for resurfacing, and reduces the total lifecycle cost of the pavement asset.

The Crack Sealing Process

Not all crack sealing is the same. The quality of the result depends on the preparation of the crack, the type of sealant used, and the application method. PPS uses a hot-applied rubberized sealant process that outperforms cold-pour products in durability, flexibility, and adhesion.

Crack Inspection and Assessment

Before any sealant is applied, we inspect the pavement to assess the type, width, depth, and pattern of the cracks present. Not every crack is a candidate for sealing — cracks that indicate structural failure in the subbase require a different approach than surface-level fatigue or shrinkage cracks. PPS evaluates the pavement honestly and recommends the right scope of work for the actual conditions rather than applying sealant to cracks that need a more comprehensive repair.

Crack Cleaning and Preparation

Proper crack preparation is where most low-quality crack sealing jobs fail. Sealant applied to a crack full of debris, vegetation, or moisture will not adhere properly and will fail prematurely. PPS cleans each crack using compressed air and routing equipment where needed to create a clean, dry, uniform channel for the sealant to bond to. This step is not optional — it is what determines whether the sealant holds for years or fails within a single season.

Hot-Applied Rubberized Sealant Application

We apply a hot-applied rubberized crack sealant that is heated to the manufacturer’s specified temperature and poured directly into the prepared crack. Hot-applied sealant remains flexible after curing, which means it expands and contracts with the pavement through Ohio’s freeze-thaw cycles without cracking or pulling away from the crack walls. This flexibility is what makes hot-applied sealant significantly more durable than cold-pour alternatives, particularly in climates with wide seasonal temperature swings.

Finished Surface and Cure Time

After application, the sealant is finished flush with the pavement surface and allowed to cure before traffic is permitted on the treated area. The finished result is a sealed crack that does not create a tripping hazard, does not collect debris, and does not allow water infiltration into the pavement structure.

Types of Cracks We Seal

Asphalt cracks take different forms depending on the cause, the age of the pavement, and the traffic and environmental conditions the surface has been exposed to. PPS handles the full range of crack types found in commercial and residential asphalt across Central Ohio.

Transverse and Longitudinal Cracks

These cracks run perpendicular or parallel to the direction of traffic and are typically caused by thermal cycling, pavement aging, or reflective cracking from underlying layers. They are among the most common crack types in Ohio parking lots and driveways and respond well to hot-applied crack sealing when addressed before they widen significantly.

Edge Cracks

Edge cracks develop along the outer boundary of the pavement where the asphalt meets the unpaved shoulder or landscape area. Water infiltration and lack of lateral support accelerate deterioration at the pavement edge. Sealing edge cracks early prevents the perimeter of the lot from breaking down and protects the integrity of the overall surface.

Block Cracking

Block cracking appears as a pattern of interconnected cracks dividing the pavement surface into roughly rectangular sections. It is typically caused by shrinkage of the asphalt mix as it ages and loses flexibility. Block cracking that has not progressed to structural failure can be addressed with crack sealing combined with sealcoating to restore surface flexibility and protect the pavement from further oxidation.

Isolated and Miscellaneous Cracks

Single cracks, corner cracks, and isolated surface fractures that do not follow a consistent pattern are also candidates for sealing provided the underlying structure is sound. PPS evaluates each situation and recommends sealing where it is the appropriate intervention and more comprehensive asphalt repair where the damage has progressed beyond what sealing alone can address.

Crack Sealing as Part of a Complete Pavement Maintenance Plan

Crack sealing delivers the best results when it is part of a planned, recurring maintenance program rather than a reactive response to visible damage. PPS works with commercial property managers and property owners throughout Central Ohio to develop maintenance schedules that keep pavement in good condition across its full service life.

A well-structured pavement maintenance plan for a commercial parking lot typically follows a cycle that includes periodic crack sealing to address new and developing cracks, sealcoating on a regular schedule to protect the surface from oxidation and water infiltration, targeted asphalt patching for areas where deterioration has progressed beyond sealing, and planned resurfacing at the appropriate point in the pavement lifecycle before structural failure forces a full reconstruction.

PPS provides all of these services under one account relationship, which means property managers deal with a single point of contact for the full scope of pavement maintenance rather than coordinating multiple vendors for different aspects of the same asset. Our asphalt services cover the complete maintenance lifecycle from new parking lot paving through ongoing maintenance and eventual resurfacing.

Related Asphalt Services

Crack sealing is most effective as part of a broader asphalt maintenance strategy. PPS provides the full range of services needed to protect and extend the life of your paved surfaces.

Asphalt Sealcoating protects the surface from oxidation, fuel spills, and water infiltration and works best when applied to pavement that has been crack sealed first. Asphalt Repair addresses potholes, failed areas, and deterioration that has progressed beyond what crack sealing can correct. Parking Lot Resurfacing is the appropriate next step when the surface has aged beyond the point where maintenance alone can restore performance. Parking Lot Paving covers new installation for lots that require full reconstruction or ground-up construction. Asphalt Maintenance ties all of these services together under a planned approach to pavement lifecycle management.

Stop Small Cracks Before They Become Big Repairs

Cracks in your asphalt are easier and less expensive to address today than they will be in six months or a year. Ohio winters are hard on pavement, and every freeze-thaw cycle works against an unsealed crack. The right time to seal is before the damage spreads, before water reaches the base, and before a straightforward maintenance task becomes a major repair project.

Professional Pavement Services has been protecting Central Ohio pavement since 1995. Our crews are prompt, our work is clean, and our assessments are honest. If your parking lot or driveway has cracks that need attention, reach out today and let us take a look. I signed up to have my driveway sealed on August 23. As of November 7, I'm still waiting despite being assured on September 23 and October 13 they would take care of it.

Update 1: They reached out to me, apoligized, and promised to take care of my driveway in the spring.

Update 2: they sealed my driveway on Nov 14.

We love our paved driveway! The kids enjoy playing on it, the rain runs off as it should and its been holding up great. I recall the crew worked extra hard to bridge it properly withe the street and sidewalks and even brought in more base where they needed to. Solid effort. Good to work with. No change orders. Did what they said they would do.
